Due to the short-term nature of the loans, the portfolio is constantly turning over as loans pay off. This allows for the Fund to be very fluid and liquid.

Loan Diversification

Risk is mitigated by loan diversification. Once the Fund is closed, not more than 10% of the capital will be invested in one single loan or borrower.

Underwriting

Borrower Type

PIA Lending offers flexibility to borrowers that do not meet commercial banks underwriting criteria or require immediate access to funds. This includes the possibility of sourcing loans that require a “draw for repairs” component.

Underwriting

PIA Lending in partnership with New Wave Loans underwrite both, the property and the borrower. All legal aspects such as title, environmental, and zoning, are vetted. Judicious and strict underwriting reduces risk and allows for greater control of the loans.

Funding & Execution Review

PIA Lending lends up to 70% of the After-Repair value, typically at a 9% interest rate plus 2 origination points. Depending on the loan, periodic inspections are required to verify that the borrower maintains and improves the property.
